Raithwaite Estate, Sandsend
Construction of 7 new build homes including 3 single-storey villas with 4 single-storey lodges.
Client:
Raithwaite Developments Ltd & C.J.O’Shea and Company Limited
The site is located directly on the east coast in a severe weather environment, so before construction could commence, extensive groundworks and stabilisation of the hillside were required.
The development consists of seven new houses. Three of these are single-storey villas, built into the hillside and constructed using timber frame construction with additional steel beams and posts for reinforcement. These are supported on reinforced concrete ground-bearing slabs. The external walls comprise a mix of Siberian larch cladding and render, forming a ventilated curtain wall system. The roofs are green roof constructions, incorporating a biodiverse substrate with a wildflower mat finish.
The other four dwellings are single-storey lodges, all benefiting from sea views. These are also timber frame structures with additional steel reinforcement. The lodges are founded on mass concrete trench-fill foundations supporting steel posts and suspended reinforced concrete slabs. External finishes include natural Aislaby stone and VMZ standing seam metal cladding panels. The roofs are again formed as biodiverse green roofs with substrate infill and wildflower mat coverings.
