What does the position involve?
Run your own projects
Visiting construction sites regularly, you'll have the autonomy to run your own projects, developing relationships with clients & site teams, having time to spend on-site, providing advice & support to site teams as required.
Before Construction
You will review all of your allocated projects, assessing client proposals, design, specification, site environment, construction details and programme, to understand projects & manage client expectations early.
Induction Training
You will receive full induction training so that you have a proper introduction to the company, our culture, our processes, our technology and the rest of the team, making sure projects are handed over properly and you have enough support during your first few months.
Site Visits
Although you'll be home-based, you will be out on construction sites most days of the week, meeting clients and site teams. Your Line Manager will provide support and you will get to play a part in regular team meetings too.
Reporting with Proteus
Using Q's bespoke surveying software, you'll record each plot inspection, providing a good audit trail of your visit, taking detailed photographic records, closing out previous defects and distributing reports.
Training & Development
There will be regular opportunities for training and CPD, both in-house and externally - occasionally we may even give you the opportunity to run a session! We actively encourage you to work towards professional qualifications, supporting you wherever possible.
Assessing the risk
Using your construction knowledge on all projects, you'll review works on behalf of underwriters and identify key risk areas, reporting on what has been inspected, recording defects, advisories and good practice.
Completion Control
Working with the Completions Team, you'll be managing client expectations, ensuring information required from clients is appropriate, liaising with other Q Teams to confirm properties are ready for insurance.
Team Player
Working as part of the technical & surveying team you will find a key support network with your colleagues, sharing knowledge, experience and project interactions wherever possible so that you feel supported every step of your Q journey.

What do we need to know about you?
The key requirements for the ideal candidate for this role include:
Experience & Qualifications
As an ideal candidate for this role, you'll have significant and proven experience of the physical built environment and construction processes.
You'll also have or be working towards a relevant construction related qualification.
It would be an advantage to have previous structural warranty surveying experience, but it is not essential. You may have worked in a Clerk of Works, Building Control, Site Manager or Project Manager capacity or indeed another similar kind of role.

Knowledge Base
It is essential you have a thorough understanding of the Scottish Building Regulations as well as building technologies and other related legislation.
You will also have the ability to interpret and apply technical theory and Building Regulations to practical situations and be able to explain this and provide mentoring and support to other team members.
A good understanding of Health & Safety requirements in the construction industry is also required.
Attitude & Approach
You're going to be an enthusiastic and self-motivated individual with a generally flexible attitude and a general commitment to do what it takes to get the job done.
You'll be relatively self-sufficient and able to work independently and unsupervised but enjoy working with the wider team and interacting with your line manager regularly.
You'll have the ability to build great relationships, establish good working rapport and communicate effectively with clients and site staff at all levels, being able to handle difficult situations with diplomacy.
Physical Requirements
Being out on-site most days and inspecting properties from foundation to completion will mean you will need to be physically able to move around a construction site safely, climbing ladders, accessing scaffolding and loft spaces and frequently working at height.
Q will of course supply you with all the PPE you need to do this safely, you just need to supply common sense, a careful approach and the energy you need to get around site!
Anything else?
To do this job effectively you will need to be pretty IT literate and competent, being an experienced user of general Microsoft Office software and mobile phone software and operating systems.
Since your job will rely on preparing reports for the insurer's audit trail, you will need to have really good report writing and communication skills with a good level attention to detail and ability to maintain a suitable audit trail using the company's systems.
Smart (business appropriate) appearance, discreet nature, common sense approach to business and client requirements and the ability to quickly and accurately read situations is essential.
And it goes without saying, you will need a full-clean driving licence since the post requires a lot travelling.
