"Quality is never an accident. It is always the result of high intention, sincere effort, intelligent direction and skillful execution"
John Ruskin. 1819-1900 (Victorian Art Critic, Draughtsman, Social Thinker & Philanthropist)
The main aim of Q's approach is to improve the quality of construction in the UK and we achieve this by collaborating with Developers & Builders who really commit to building quality properties.
More than 10 million people – around a sixth of the UK population – are living in privately rented accommodation and it is considered that this is due to a number of factors: a mix of the unaffordability or ineligibility of mortgages, scrapping of rent controls, the proliferation of buy-to-let mortgages and rising house prices in relation to earnings.
At Q we understand that Developers and Investors need to build or convert properties to serve a range of housing needs, including private rental properties, student accommodation and permitted development schemes. And above all, these schemes must provide quality properties of the highest standards to meet the needs of the many stakeholders involved in these projects, from shareholders and institutional investors to tenants, management companies and private landlords.
That is why Q offers an exclusive Structural Defects Insurance to the Private Rental Sector.
It is a highly risk-managed, quality focussed, flexible insurance, designed to meet the needs of most projects and developed with all of the constraints of construction projects in mind, ensuring that we can offer you a whole lot more than just insurance cover if you need it.
Essentially, if your new-build properties comes with The Q Policy, it means they are quality properties which have been built under the supervision of our "right-first-time" surveying team and underwritten by A-rated insurers.
The Q Policy for Private Rental Sector Properties has been specifically designed for Developers & Institutional Investors which are building, purchasing or commissioning new-build, refurbished and converted properties for private rental in the UK.
It is an innovative approach to Structural Insurance and provides you with a real alternative to the traditional warranty for your construction projects, designed specifically for owners of properties which are rented by third parties.
And our policy is flexible enough that if you subsequently want to change the layout or make further adaptations to the premises, we give you the option to do this and maintain cover for the whole property.
